The most interesting new-construction story in Boca Raton right now has no name, no prices and no sales office. GL Homes has Palm Beach County approval to build 322 townhomes on the east side of Lyons Road, directly across from Lotus Edge and beside Olympic Heights Community High School, and almost nobody is talking about it yet.
The facts on record
The land is the former Johns family farm, a 330-acre tract GL bought in 2021, straddling Lyons Road. The west side became Lotus Edge; the east side, the last undeveloped Lyons Road parcel between Yamato and Glades, was approved for townhomes by county commissioners in late January 2026. Together the two sides complete a corridor of nearly 1,000 new GL residences.
The timeline
Per GL Homes, construction is expected to start in fall 2026, with sales beginning in 2027. The community name and pricing have not been announced. County records also note school-capacity contributions and workforce-housing conditions attached to the approval, and a very real neighborhood debate about traffic on Lyons Road.
Why it matters
Townhomes would be the lowest entry price ever offered into this exact location, inside the orbit of the Lotus communities where rental demand is proven: Lourdes has leased neighboring homes repeatedly at record prices. Whether the investment math works will depend entirely on pricing and HOA terms that GL has not published. Anyone who promises returns today is guessing; what CAN be done today is positioning.
