Boca Raton is living an unusual moment: three active new-construction stories at once, from a still-unnamed townhome community that almost nobody knows about yet, to a Toll Brothers release already selling. Here is the honest picture of each one, and how to buy well in each case.

The new GL Homes townhomes, right across from Lotus Edge

This is the story almost nobody is telling yet. GL Homes has county approval to build 322 townhomes on the east side of Lyons Road, directly across from Lotus Edge and next to Olympic Heights Community High School, on land that was once the Johns family farm. It is the last undeveloped parcel on Lyons Road between Yamato and Glades, and it completes a corridor of nearly 1,000 new GL residences.

What is known so far: the project was approved by Palm Beach County commissioners in late January 2026, construction is expected to start in fall 2026 and sales in 2027. The community has no public name yet, and pricing has not been announced. What can be reasonably expected from GL's track record: contemporary design in the Lotus family's orbit, resort amenities, and a release-and-lottery sales process where the best positions go to buyers who prepared early.

Why investors are watching. Townhomes would be the lowest entry price ever offered into this exact location, a corridor where rental demand is proven: Lourdes has leased homes in the neighboring Lotus communities repeatedly at record prices. Whether the numbers work will depend on pricing and HOA terms that GL has not published, and Lourdes will be honest with you about that the day they are.

Meravita at Boca Raton

Toll Brothers' newest Boca community is already selling: an intimate gated enclave of just 70 single-family homes at US 441 and Clint Moore Road, minutes from Central Boca's estates and the western corridor alike.

The numbers, from the builder's current materials: six floor plans (Everglade, Cape, Dania, Springs and Seaglass among them) from roughly 3,290 to 5,426+ sq ft, with 4 to 6 bedrooms, 4.5 to 6.5 baths and 3 to 4-car garages, priced from about $2.1M to $2.6M before lot premiums and design-studio upgrades. Planned amenities include a resort pool with cabanas, fitness center, sport court, event lawn and hammock grove, with lawn care included.

The appeal is the scale: 70 homes means a boutique community in the spirit of Royal Palm Polo rather than an 800-home resort. The trade-off is that amenities are listed as future while the community builds out, and design-studio decisions can move the final price meaningfully. Construction on the east side of Lyons Road is expected to start in fall 2026, with sales beginning in 2027, according to GL Homes. Pricing and the community name have not been announced yet. Lourdes places interested clients on the follow-up list so they hear the moment details are released.
Are the new townhomes a good investment for renting?
The rental fundamentals of this corridor are proven: Lourdes has repeatedly leased homes in the surrounding Lotus communities at top-of-market prices. Townhomes would offer a lower entry point into the same location, but until GL publishes pricing and HOA terms, no serious projection can be made.
